I was a home educator, and I had gotten them all out of the nest, and they were off in college, and I was bored out of my mind. And my. I have a twin sister who's in real estate, and, they decided to launch their own brokerage.

And she says, why don't you come join us? And so I took 2020 since we had nothing else to do, and study for my license and got license in November of 2020. And so, my sister's brokerage is in San Antonio, and, well, she's not the broker. Her husband is my brother in law, Bobby Middleton. And, they, reach out, a lot to, veterans, which our dad is a veteran.

I do know that, the VA loan process is different than other loan processes that you need to have an agent that knows the VA loan process. And not only that, then also, which I'm excited about you if you're working with, with a VA loan, some lenders have overlays on top of the VA. Requirement that you should also be aware of.

Well, I think, because a lot of people ask me, what are you doing? And, and, and it's hard to sometimes put words and put it into words, but I'll try. I work hard, I really do. And I care about my clients, and I feel like my clients know that. And then so a lot of my business that I've earned, it comes from referrals from previous clients that want to work with me again or say, hey, you really need to work with Melissa.

And so as far as like for listings, my job is to sell the house, so I'm not going to nickel and dime you with fees. So what I do is I have a photographer, and and it's nepotism at its best. It's my son. He's degree in photography from UNT, and, we are we're a great duo. But he does not just photos, but video tours, floorplans, drone images if they're allowed.

Because we have a lot of airports around the metroplex, I'm going to do the full package, but I'm not going to charge you the full price, for that package, because what my job is to sell the house, if I so like the video where I feel like the trend is going, people want to see videos, then that's what I'm going to do.

And I actually didn't know what to do because I had my first expired listing, which that's never happened to me before. I've always sold the house. And so, but my clients loved me so much that they're just coming back and saying, hey, let's wait for the market to settle down and let's try again. So I love spreading the good news about move to It is an app on a Roku television that does a video tour of your home, and I can give you that, and I can guarantee you a lot of other folks don't know about it.

I, I really do, I do have my luxury listing designation, and I've done a handful of those, but I would have to say my sweet spot is first time homebuyers again, because I was an educator before I became a real estate agent. I love educating folks on how to buy a house and what to look for.

And, my clients still, they can't even go to open houses now. They're like, we know exactly what to look for and look, you know, and they'll share with me what they found out about a house. And to look at it with my eyes instead of like, you can't fall in love with the decor. The decor doesn't stay right.

You have to look at the footprint of the home and see if that's what you want, and if your furniture will fit in there, or if we need to buy new furniture. But I just really want you guys to look at this home without the decor. It's I think it's hard for the for some folks to do that.

So I have to remind them of that, but I, I also know structurally, especially with like a VA loan, what we're looking for, which is different from an FHA loan. But I apply all of those scenarios even to a conventional loan, which is a little bit more lenient on on certain aspects of a home and just pointing out there's only partial gutters or we have some peeling paint.

Could be a drainage issue, and I'm just opening their eyes up to the beautiful joys of homeownership, including how to maintain a home and how to do it well. And, so I'm excited about that. And I'll say, this house looks spotless, but I can tell that they're not truly on top of it, because look how filthy that filter is right there. So that tells me they may not be maintaining it as well as you think they are. If I go outside and I see the rust stains from the AC overflow valve, I can say they weren't regularly maintaining their Hvac system like they should.

Because by that time when that happens, it's been pretty far gone. So, so it's just little things like that, to, to know how to educate buyers. So they're walking into a transaction with their eyes wide open. And so a lot of these first time home buyers, not all of them, some for my age, which I'm older, are younger.

And so I tell them to think of me as their, like, real estate man. So I promise you, I won't let you buy a house. I wouldn't let my own kids buy. Or if you still want to move forward, that you know what all the issues are.

So what would have you seen any changes in, I guess, your goals as a real estate agent and in your success that changes for you or your why from when you first started to now?

I think my why is pretty much the same. I just want to help people. And sometimes I get frustrated by that process. In the sense that the changes in real estate really are almost there is just a there wasn't enough wine and chocolate for real estate last year. I have to say it was really hard last year.

Yeah. And I have a lot of, colleagues that I know that dropped out of the business and it's too hard to make a living in it. Last year, and I don't know the changes. Like, even, for instance, VA buyers were forbidden by the law to pay a buyer's agent, and that benefit, which I thought was a benefit, was taken away last year, due to the real estate, legal settlement that we had putting a VA buyer a disadvantage because now sellers felt like they didn't have to pay buyer's agents, and then buyer's agents were not allowed to be paid by VA buyers.

So now we have VA buyers not being able to really buy a home with buyer's agents. And buyer's agents bring a lot to the table as far as knowledge and assistance, and guiding them through a process. And we didn't want VA buyers not represented. So there's just a lot going on last year. So my why is changed a little bit in the sense that I still want to help.

And I still I'm in business for myself, but I just always want my VA buyers to know that I got their back, even if it means I don't get paid. Because I just feel I feel strongly that they get represented in a transaction. And I'm still able to negotiate with sellers. I haven't actually, none of my VA buyers have paid me a dime.

That's funny, but, as a as the experienced agent in Dallas Fort Worth for, for our brokerage, I'm in charge of training other agents.
